Buying Process

  • We begin with top-level due diligence to assess each property’s viability, examining price, potential rental yield, zoning, and value-add potential. This includes completing our own appraisal based on comparable market analysis (CMA) and reviewing key suburb or town data

  • For properties that pass our screening and meet your criteria, we prepare a detailed property overview summarising price, options, custom CMA, time on market, and the source of the opportunity (on-market, off-market, or direct to vendor). This enables investors to make informed decisions quickly

  • We share the overview with the investor and obtain approval before engaging with agents or vendors, ensuring alignment with the client’s goals and investment criteria.

  • We coordinate inspections, including open homes or private viewings, and prepare video walkthroughs and photos highlighting building condition internally / externally street appeal.

  • We engage with the agent to understand the property’s situation — including multiple offers, closing timelines, and other relevant factors — to shape the optimal strategy.

  • We create an offer reflective of the situation, incorporating input from the buyer. For direct-to-vendor opportunities, we also prepare and manage the contract of sale.

  • We help manage all conditional points such as pest and building reports, finance approval, and further due diligence are managed to protect the investor and ensure a smooth transaction.
